How to sell your site in Karnataka
E-Khata or E-Swathu is Karnataka's digital Khata document. This is needed now, to make any transaction to your property.
Documents needed for the E-Swathu document

- Sale deed photocopy
- Ration card / Pan card / Voter ID (photocopy of any of these)
- Aadhar card
- Passport size photo - 2
- Site / Building photo (Home / Empty site G.P.S location photo (4×6))
- Tax records of the property till the current year
- PT sheet (A PT sheet, or survey map, is a document that shows the boundaries and circumference of land in Karnataka)
- EC (Encumbrance certificate) - if the property was purchased before 5 years
- If it’s a home - Water / Electricity bill
- Self-signed on every page along with the application form
How to get Encumbrance Certificate (EC) for the property

- Register as a new user
- Start a new application

- Property-related details, such as PID/Survey No/Site No/Assessment No/Khata No, etc., must be correctly entered.
- Search for the property first with the details you have.
- Once done, if there are any records for that you will get a Form 15, if there is nothing on the property you will get a Form 16.
- Verify the form details and proceed to make payment. Note. Be careful here, as the platform is not that sophisticated, make payment without any hiccups. The process for refund is also not automated, hence it’s a headache if the payment fails.
- Once payment is done, you will have to e-sign the document using your Aadhar card.
- Once this is done, your work is completed.
- You will have to wait for the change of status of your application, it will be verified and approved by the regional back-office team and you can download the verified document in the end,
